north of London in historic Chester County England. The consultant developed the Master Plan for this 150-acre mixed use commercial development in a workshop environment with the client and refined it in the U.S. The plan provided development options for achieving yields of 1,000 KSF, 1,200 KSF and 1,400 KSF within a constant parcelization scheme to respond to uncertain zoning issues at the County Council level. This approach enabled the developer to proceed with its first phase of 200 KSF of spec office and village office while final resolution of zoning issues was politically resolved.

The plan coordinated an extensive amount of open space, internal traffic generation and attraction projections, streetscape recommendations, conceptual theming, a stormwater detention and retention system and environmental graphics concepts that resulted in a cohesive business environment.

A country hunting estate theme that utilized stone that was used by the Romans in the construction of the famous wall around historic Chester for the environmental graphics component of the Park amenity package. Extensive landscaping and lakes have been designed to provide amenity frontage for virtually all of the sites. The phase 1 work was completed in the winter of 1991.
